I walked Eastmark again last week and I noticed something. The energy feels different now. Retail that was breaking ground a year ago is opening this spring. Schools are being recognized at the state level. Families are noticing. When I look at the listing activity and the market movement, Eastmark is exactly where out-of-state buyers are landing when they move to the Phoenix area. Let me tell you what I’m seeing on the ground, because there’s a real story here beyond the marketing.


What’s New in Eastmark This Spring

The big retail development at Ray and Ellsworth roads is finally coming together. We’re talking OHSO Brewery and Distillery, Café Zupas, Mission BBQ, Hawaiian Bros Island Grill, Five Guys, and more — all coming to a 32-acre site this summer. This matters because Eastmark, until recently, required a drive west for restaurants and shopping. That’s changing. The developers aren’t done betting on Eastmark, and neither should you be.


Eastmark Schools Are Earning It

Eastmark High School just earned the Arizona 2025 Advanced Placement School Honor Roll recognition for the second year running. This isn’t a participation trophy. It means students are taking AP exams and passing them at rates that matter. BASIS Mesa is also here, known for rigorous academics and high college placement rates. If your kids are school-aged and you’re weighing neighborhoods, Eastmark’s schools are performing at a level that moves the needle.


Eastmark Parks Are in a League of Their Own

Eastmark has 40 neighborhood parks. The Eastmark Great Park alone is 96 acres with a splash pad, a lake with a riparian stream, event pavilions, lighted walking paths, 10 exercise stations, an 18-hole disc golf course, a 3.4-acre skate park, and a nine-foot climbing structure kids lose their minds over. There’s a community pool at 4,000 square feet with games and a gathering space. If you have young kids or you’re planning to, this is the kind of amenity depth that justifies the move.


The Eastmark Real Estate Market Right Now

The median home price in Eastmark is around $599,000 as of early 2026, with an average sale price near $632,000. Prices dipped roughly 5 percent from the previous year. You’re not in a heated market. Homes are spending about 63 days on the market and there are currently around 174 active listings, so inventory is healthy. For out-of-state buyers, this means real options. You can see multiple homes, compare neighborhoods within Eastmark, and make a decision without panic buying.

The community spans 3,200 acres with homes from multiple builders at different price points. Encore at Eastmark is the 55-plus section with its own distinct vibe. Townhomes start around $383,000 if you want a lower entry point. The builder diversity means different architectural styles, different lot sizes, and flexibility in what you’re looking for.


Is Eastmark Right for You

Here’s my honest take. Eastmark was built for families and people who value connected neighborhoods. If you’re moving to the Phoenix area with kids and you want walkable parks, strong schools, and a community that’s still improving, Eastmark is doing that work right now. The retail is coming. The schools are performing. The parks are already there. The market isn’t overheated.

The only real tradeoff is location. Eastmark is on the southeast side of Mesa. If you work on the west side of Phoenix or need to be near the airport, you’re looking at a commute. But if you’re remote or work anywhere on the east side of the valley, Eastmark fits perfectly into daily life.
