Mesa 85215 is the ZIP code I watch closer than any other, because my office is in it. When the Cromford Report ZIP Code Market Snapshot for 85215 refreshed on September 29, 2026, the first line that jumped out was sales: 22 single family homes sold in the last month, double the 11 that sold over the same stretch a year ago.

That is the headline, but it is not the whole story. Prices are lower than last year, more homes are listed, and a couple of the forward looking numbers softened in September. Here is how it all fits together, and what it means if you own, or want to own, a home in this corner of northeast Mesa.

Where Mesa 85215 actually is

85215 covers a large slice of northeast Mesa, from the Falcon Field area out toward Red Mountain. It is a mix of golf course communities and older, established streets, with the mountain views that drew most people out here in the first place.

The neighborhood most buyers know is Red Mountain Ranch. Its homeowners association office sits on East Thomas Road inside 85215, and the community is built around its golf course and mountain views.

Reserve at Red Rock is the other 85215 name to know. It is a Blandford Homes community near Power Road and the 202, with newer homes behind a palm-lined entrance. If you want northeast Mesa without the age that comes with some of the older streets, it belongs on your list.

The other anchor is Falcon Field Airport. The city-owned airport has operated since 1941 on 784 acres, and its 2019 master plan put its economic benefit to Mesa at $811 million a year. MD Helicopters is based there, and Boeing operates right next door. That payroll is part of why Mesa 85215 holds steadier than a pure bedroom community would.

The Mesa 85215 sales surge, by the numbers

Here is what Cromford shows for single family detached homes in 85215 as of September 29, 2026:

  • Sales in the last month: 22, up from 11 a year ago
  • Sales over the last 12 months: 249, up from 229
  • Listings under contract: 25, up from 21 a year ago
  • Median days to first contract: 36, down from 58 a month ago

Buyers are not sitting this one out. More homes are closing, and the ones that are priced right are finding a buyer in about five weeks instead of eight.

More listings, but they are moving

Supply is up. There are 87 active listings today against 73 a year ago. Take out the 9 that are already under contract and taking backup offers, and 78 are truly available. On its own that sounds like a buyer’s market building.

The better measure is months of supply, which weighs listings against how fast homes are selling. In 85215 it sits at 3.5 months, down from 5.7 a year ago, because sales grew faster than listings did. For context, it was 2.6 months two years ago, so the market is looser than it was in 2024 but tighter than it was last fall.

What is happening to Mesa 85215 prices

Prices are where the honest caveat lives. The median sale price over the last 12 months is $560,000, down from $584,000 a year ago, a 4.1% drop. The median price per square foot on annual sales is $283.25, down 4.8% from $297.62.

Two numbers point the other way. Homes that went under contract in the last month carry a median of $311.20 per square foot, up from $282.15 a month earlier, and sellers are getting 98.31% of list price on average, up from 96.41% in August. Buyers are paying closer to asking on the homes they want.

Two numbers are worth keeping an eye on. Cromford’s contract ratio, a read on demand against supply, slipped to 32.1 from 37.8 a month ago. And 71.0% of listings are ending in a sale, down from 78.6% a year ago, which tells me overpriced homes are sitting until they expire.

What this means for buyers and sellers

Rates are the backdrop. Freddie Mac’s Primary Mortgage Market Survey put the average 30-year fixed at 7.03% on September 24, 2026, up from 6.95% the week before. That is enough to push some buyers to the sidelines, and it is part of why I read September’s softer demand numbers as a pause rather than a turn.

  • If you are selling: price it where the recent sales are, not where last year’s were. Homes priced right are going under contract in about 36 days and close to list. Homes priced on hope are the ones dragging the listing success rate down.
  • If you are buying: you have more to choose from than a year ago and room to negotiate on homes that have been sitting. The well priced ones in Red Mountain Ranch and around Falcon Field still move quickly, so do not assume every seller will wait.

The bottom line on Mesa 85215

Mesa 85215 is doing more business than it was a year ago at slightly lower prices. That is a healthier market than the headline price drop suggests, and it rewards anyone who prices or offers based on this month’s data instead of last year’s.
