Is Mesa Now a Buyer’s Market? The Truth for Sellers
Mesa home sellers keep asking me the same question this fall: is it a buyer’s market now? The short answer, based on the Cromford Report Mesa snapshot for single family homes measured October 20, 2026, is not yet. But it is the closest Mesa has been in a while, and the shift happened fast.
Cromford’s Market Index for Mesa sits at 91.8. Anything above 110 favors sellers, anything below 90 favors buyers, and the space in between is balanced. A year ago Mesa read 106.0. In July it was 117.6, firmly on the seller’s side. Three months later it is about two points from buyer’s territory. Here is what is driving that, and what it means if you are thinking about selling.
What the Cromford numbers say about Mesa right now
Two things are happening at once: more homes for sale, and fewer buyers signing contracts.
- Supply is up. There are 1,201 active listings without a contract, up from 1,108 a year ago. That works out to 4.0 months of supply, up from 3.1 a year ago and 2.7 just a month ago.
- Demand is down. 340 homes are under contract, compared with 442 a year ago, a drop of about 23%. Mesa closed 298 sales in the last month, down from 356 a year earlier.
- The balance has tipped. Cromford’s contract ratio, which compares homes under contract with homes still available, fell to 28.3 from 39.9 a year ago.
The wider metro tells the same story. On October 19, Realtor.com’s Market Clock placed Phoenix-Mesa-Chandler in “late balanced” territory and loosening toward buyers. And Phoenix REALTORS data reported by AZ Big Media showed Mesa pending sales down 43.4% in September compared with a year earlier.
Rates are a big part of why. Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed average at 7.40% on October 15, 2026, up from 6.27% a year earlier. That changes the payment on every price point, and some buyers are waiting it out.
Prices in Mesa have not cracked
This is the part the headlines tend to skip. Slower demand has not turned into falling prices, at least not yet.
- The median sale price over the last 12 months is $490,000, exactly where it was a year ago.
- The median for the most recent month is $480,000, compared with $486,750 a year earlier.
- Price per square foot on annual sales is $265.58, down 0.9% from $268.09.
- Homes are still selling for 98.18% of list price on average, about the same as last year’s 98.14%.
- The median home sold in 48 days, a little faster than 51 a year ago.
In other words, the homes that are priced right are still selling at close to asking. What has changed is how many buyers are out there, and how forgiving they are of a home that is priced on last spring’s numbers.
What a balanced market means for Mesa home sellers
The number I would pay the most attention to is Cromford’s listing success rate. It is 71.1% in Mesa right now, down from 73.4% a year ago. Put simply, roughly 3 out of 10 listings are ending without a sale. In my experience, the biggest difference between those two groups is price.
Here is how I am advising sellers in this market:
- Price to the recent sales, not the high-water mark. The buyers who are still active are comparing your home with everything else on the market, and there is more to compare against than there was in July.
- Expect requests for concessions. With rates at 7.40%, a credit toward a rate buydown or closing costs can do more for a buyer than the same amount off the price. It is worth deciding in advance what you would offer.
- Make the first few weeks count. Homes are going under contract in a median of 31 days now, up from 28 a year ago. Clean, repaired and well photographed listings get the attention while they are new.
- Know your timeline. If you need to sell by a certain date, plan for a longer runway than you would have needed in the spring.
What would make it a true buyer’s market
I watch a few signals to tell a pause from a real shift. The Cromford Market Index dropping and staying below 90 is the obvious one. I would also watch months of supply climbing past where it is today, the listing success rate continuing to fall, and price per square foot on closed sales starting to slide month after month. Right now only the first signal is close, and prices are holding.
The bottom line for Mesa home sellers
Mesa is not a buyer’s market yet, but buyers have more leverage than they have had in a long time. Sellers who price to today’s sales and prepare the home well are still getting close to asking. Sellers who list on hope are the ones sitting.
